Preparing your home for the Summer Market

If you're planning to list your home this summer and make a move before the new school year, now is the time to start thinking about preparations.
There are a few things you will want to consider when selling your home in summer that may or may not be relevant to selling during other seasons. Your realtor, Dave Ryer, will be able to best guide you in a customized preparation check list but here are some helpful tips to consider when getting your house ready for the market this summer. 

First, start by tackling all the necessary and obvious repairs. The idea here is to prevent potential buyers from being distracted by chipping paint, scuffed-up floors, and leaking gutters as they tour your home. Instead of making a mental list of what needs to be fixed, they’ll be able to focus on your home’s positive qualities. You’ll save time (and money) by eliminating needless negotiations over minor repair issues. Handling repairs ahead of time saves you from the estimated, and often over-inflated, cost of repairs the buyers claim. Your actual cost will almost always be less than a buyer’s post-inspection estimate.

Create summer curb appeal and maintain your lawn every two weeks. Trim the bushes. Plant flowers. Scatter mulch. Paint your house number on the curb. Sweep the walk. Make your entrance welcoming and warm. Every other lawn cutting, try mowing on the diagonal to add dimension and curb appeal.

No matter what time of year it is, you will always hear this same tip time and time again: De-clutter. Clutter eats equity and kills deals. Period. It’s time to de-clutter and free up space in your home. Evaluate each item in your house and either save, store, scrap it, or sell it. Remember: less is more to make a home sellable.

Decorate With Summer-Influenced Accents Look around your yard for color inspiration. White is a pure summer color. Vivid blues have a calming affect. You can sweep away the cobwebs of winter by replacing accent pillows or throw rugs with brighter, summer hues.

Depersonalize your home It’s time to take down the personal collectibles, family heirlooms, and school pictures. Not that these treasures aren’t amazing — I have a house full of family heirlooms, but now is not their time in the spotlight. When it comes to selling your home, a blank slate will appeal to potential buyers. They want to visualize themselves in the home, and to them your memorabilia is getting in the way of that, so put it away for now. While you're depersonalizing your home dont forget to remove anything polarizing. When preparing your home for sale, remove any controversial elements such as religious or political items. These items tend to elicit a strong emotional reaction — don’t give the buyer a chance to prejudge your home because of your political or religious beliefs.

Highlight your outdoor areas. This is your outdoor space's chance to shine. Clean your deck, porch, patio or outdoor kitchen, and repaint or make repairs if necessary. No deck? Arrange chairs or outdoor furniture in your yard to create the illusion of an outdoor room. Make necessary repairs to your home's exterior, including your siding and windows. A pool can be a huge selling point during the sweltering days of summer. Keep yours clean and debris-free, and create a seating area near the pool where buyers can imagine themselves floating through the cool water.

Control the Air Temperature. The only thing worse than a stuffy room on a hot day is a hot room. Circulate air. Even if you have to place floor fans about the home, keep the air moving. Turn down the AC to a notch below your comfort zone if the air outside is hotter than your comfort zone. Not so cold that your visitor's arm hair stands up. But chilly enough that they don't want to go back outside.

Forbes.com even suggests offering a refreshing beverage to your home viewers. 'Buyers are hot and sticky after hours of getting in and out of scorching cars while battling open house crowds.  You’ll want them to have a nice refreshing moment in your home, so break out the pitchers of ice water with lemons or stock the fridge full of cold drinks. It’ll go a long way in keeping interested visitors happy about spending time in your place.  Remember, the longer potential buyers hang in your home, the more they become emotionally attached and want to make it their home!
